How to get accurate results
- Use the real interest rate quoted by your lender, and check whether it is a reducing-balance (APR) rate.
- Add every regular cost you know about, such as tax and insurance for a mortgage or sales tax for a car.
- Try more than one scenario: a shorter term, a bigger down payment or an extra monthly payment can change the total cost a lot.
- Treat the answer as an estimate. Fees, rate changes and local taxes can move the final figure.
